I've heard that even if you have an LLC, if the tenant knows your personal name, they can go after you personally regardless of the LLC being the actual "landlord".I'm excited about moving forward (we recently stumbled upon a great property and would love to pick it up right away), but I'm a little intimidated at some of the potential insurance/tax/etc... issues that may arise.Thanks in advance for any and all advice!

Here in CA, for a month-to-month lease, you can terminate the lease by simply sending a official written notice 30-days in advance without providing any reason at all.

Hello,I bought my own place (North Cal) and want to move out of my rental in the end of the month.I gave my landlord 60 days advance notice in May as required by our rental agreement, and asked to move out sooner.The landlord ( he is a lawyer) shortened the period to 45 days on condition that we agree to show our place to prospective tenants.However, the house is in a bad condition.

It could also be that you have a junk offer for them and the sellers even though they haven't sold do not want your proposal.You can't force a seller to sign a rejection letter at least not in my state.The offer would simply expire without the seller accepting it unless there was not an expire date in the contract.Usually you want an expiration date to make a seller or buyer perform and move to action on a property.Just like with coupons expiring if you want the deal you have to act or wait for the next deal.With your owner finance do you have proof of funds to show,were you going to set up a 6 month reserve account for the property that is designated to pay the (owner finance) in advance??
