Doing it within the rules is teaching her to understand systems, find a way to succeed, follow rules while still thinking outside of the box, and provides her with the entrepreneurial mindset that most people have trained out of them before they are even adults.

Its founder is the first female certified Tax Lien specialist and seems to know her stuff.  

His adult kids helped take up the slack, but it wore on them as well. 

Here's mine as an example:Applicant Screening Criteria(June 2023).Please review the following criteria before applying.3 to 1 combined gross income to rent ratio: $5550 to $1850.No Evictions (5 years).No Bankruptcies (5 years).Credit score of 650+.Income verification required.Existing landlord debt disqualifies application.All adults over the age of 18 must submit a rental application, meet the application criteria, and sign the lease agreement.Identity documents must match applicant(s) information as stated on the rental application(s).No incomplete applications.No more than two tenants/occupants per unit.

I've lived with them my entire adult life, spent a lot of time traveling and staying in hostels and all that.

Maybe you get some female property managers who have had kids and don't want a full-time position, but it's much harder with maintenance, because high-quality maintenance staff are always in high demand and hardly ever want part-time work.  

Goals for our family business is to get out of the rat race and sip adult beverages on a beach somewhere. 

I'm recently divorced with a couple, almost adult, children. 

We let them know our general requirements (application for every adult and $20 application fee, income must be 3x the rent, Landlord reference, etc.) and that's enough to scare off about half the applicants.
