Every inch of my 10-room house except the living/dining area is completely full of tenant belongings, such that it's verging on a hoard. 3 generations of a family (3 adults, 2 teens), are on the lease.

See guidance at the CA department of consumer affairs (http://www.dca.ca.gov/publications/legal_guides/lt...).When purchasing a property with inherited tenants, I will aim to keep the existing tenants subject to two things: 1: do they keep their place up appropriately, or are they undesirable to the environment I want (ie: I have decided not to keep a hoarder who kept 4 animals inside the house and had an adult child living in their garage, and a house where one of the tenants was dealing drugs) or b: the unit is in reasonable shape and does not need a full rehab.If I decide to keep a tenant in place, I will generally do work around the property and in their unit before I proceed with a rent increase.

Twenty-four hours is presumed to be a reasonable notice in the absence of evidence to the contrary.(9) Promptly commence an action under Chapter 1923. of the Revised Code, after complying with division (C) of section 5321.17 of the Revised Code, to remove a tenant from particular residential premises, if the tenant fails to vacate the premises within three days after the giving of the notice required by that division and if the landlord has actual knowledge of or has reasonable cause to believe that the tenant, any person in the tenant's household, or any person on the premises with the consent of the tenant previously has or presently is engaged in a violation as described in division (A)(6)(a)(i) of section 1923.02 of the Revised Code, whether or not the tenant or other person has been charged with, has pleaded guilty to or been convicted of, or has been determined to be a delinquent child for an act that, if committed by an adult, would be a violation as described in that division.

And in most markets listing agents will not double end deals and are instructed by their brokerages not to do that because of confict issues.Sellers can also in their listing contract specifically state they will not entertain offers of a certain amount and do not present them.. in that case listing agent can follow their sellers directions.I was just at a Guru event and that was a question that the audience brought up for the guru how the heck do you make a bunch of offers..
