I bought the FSBO property by making a great connection with the owner and being somewhat relentless from Day 1 after seeing the for sale sign in the yard.

Maybe simple tasks such as yard maintenance, painting, and etc.

Why: She loves the house, most high cost items have been recently replaced (roof, HVAC, flooring), great neighborhood, great yard and epic treehouse.Concerns: she has poor credit, some debt, and doesn't upkeep things.

She loves to care for the yard  as a hobby so we knocked $50 off the original rent of $1250.

We added a wood burning fire stove (we got for free), poured a concrete patio off the back porch, freshened up the landscape, re-seeded the yard, and did a few other odds and ends with finishes.

If I were re-doing that bathroom for a rental, I'd removed the jetted tub, remove the tile from the bathtub deck and surround, go to a stone yard and get granite scraps cut for the deck and put vinyl bead board up on the face of the surround then drop in a garden tub of approximately the same size.
