My business partner and I are buying a rental property (2bd/1ba) in Michigan.

My partners found a Private lender  in Texas, who's willing to fund 95%-100% of the deal but one of the stipulations is to pay $3950 fee for an LOI. 

If anyone here has experience and is looking for a partner, I would love to talk to you and see if we can work something out where we can help each other and I can learn in the process.

Just wondering what the tax implications are of paying a partner/contractor who is a non-owner a premium for the work done with a flip?

After 2 years of looking my partner and I found a 5 unit property and entered a P&S.  3 of the 5 units are occupied by the owners.
