Section 8 is a federally funded program administered locally by municipalities who must follow HUD guidelines in order to participate and receive funds. 

I step up to the plate and hit single after single and knowing I can participate in more deals per year and I get to enjoy the snowball effect of many units positively cash flowing which I can then use to either pay expenses or use for the next investment. 

And every individual participating has some very good points from their perspective and goals. 

This is my first time participating on the BP forums and I'm encouraged by this response.I am definitely a newbie.

The issue is that you would have to be patient and willing to hold it for long enough to participate in the appreciation.

May behoove you to participate in HOA committee meetings and ingratiate yourselves with the other active members if you do go that route.

I’d suggest starting out by networking with as many other investors as possible and be an active participant in the forums.
