Small lots away from metros in range of $500-$1000.

@Catherine Barnes  no question rural oregon just like rural WA has very high unemployment.. but the PDX metro area which includes vancouver WA.. job market is robust. anyone who wants to work can work.. anyone not working is not working by choice.there are signs all over the place and banners in front of retail stores looking for workers..

Does anyone know of an accountant in the Denver metro area, that is good with tax planning and execution for RE investors?  

@Pari Thiagasundaram messing around with your workbook there it doesn't seem to be able to handle anything beside a period 1 investment.

Laminate is absolutely not acceptable in a flip, probably anywhere in the entire DC metro area.

From what I have heard it can be challenging to be profitable unless you have a pretty low vacancy rate and given the number of facilities in the metro-plex right now this may be challenging.  

The NYC metro area is a bit astronomical right now, so I'm particularly interested in investing in properties in other parts of the country.
