I am a firm believer that Colorado Springs is a great place to invest due to its strong economy, temperate climate, beautiful views and easy access to outdoor activities.The market is starting to show signs of being depressed, meaning that there will be more opportunities for investors to find some great deals.

Live below your means increase your disposable income as much as possible and invest it while delaying gratification for as long as possible.

We concentrate on the subject property and the subject property only  I mean you start still listing documents - sure, vacant means no lease but plenty of DSCR Loans require leases / STR history. 

Run your numbers, expect high costs (and that HOA fees will keep rising) and see if it pencils out for you.
