Both @Joshua Dorkin and @Brandon Turner along with every BP podcast highly suggest it and, while I'm a newby, the reasons all seem to make perfect sense: Avoid bugging an agent to write offers, access to the MLS, potentially saving a commission and having the ability to give my commission away to the listing agent to help encourage getting things doneCan an Illinois agent see the Michigan MLS & vice versa?

If yes, probably not until it goes thru their asset manager and gets listed.If local bank, perhaps.Not very encouraged to chase a turtle like this one.

I think most people have a few motivational quotes that they tend to refer back to for encouragement or inspiration.

An unlicensed person could interact with tenants after a property has been leased (i.e to collect rent, perform maintenance, etc.), but they cannot negotiate a lease or sign it.Regarding what separates a good from bad property management company, Account Closed is definitely correct.  

Assemblage for redevelopment and encouraging gentrification are favorites of mine. 

Most states and just about all counties & cities feature their own incentives that are generally tiered to assorted tax consequences---essentially obviating, or appreciably reducing the impacts of whatever debt's used to purchase and operate real estate benefiting particular demographic occupancies. a few of the lead affinity groups are disabled, elderly, economically disadvantaged, ethnic minority women and home based enterprise operator/owners---along with honorably discharged military veterans. other private charities sponsor trillions of dollars in incentives for parallel use & occupancies. interacting with their funding channels can be tremendously enriching.

They help answer questions, navigate sticky situations, encourage, and support.
