Infrastructure and job centers (such as UMD and a few govt agencies) are reasons I would bet on Hyattsville.

Do you guys know if its a good bet to count on Section 8 for lower-income areas (20-35k real estate)  or better to invest in to 40-60k turnkeys?   

(If betting on them not affording such suit in order to take advantage, one should reconsider his/her life choices.)

I've seen some statements with just 2 columns, expense name and amount and that's it. 

if I had 300 doors and was going to sell only 12-20 I would bet its the bottom 12-20 performers, the ones with the biggest headaches etc. 

Check your Zillow dashboard 3-4 times a day and keep sending out that second email.You will now have 5-7 serious candidates who are willing to bet an app fee that they will get your rental.  

Again...just my thoughts and opinions from what I understand...your best bet would be to just tell your attorney what you want to do and they'll draft up the documents in the way that makes the most legal sense.

I bet someone will be like "oh, I had that 'problem' five properties ago, then I met LO Sally who solved it (for example) by looking at the lease agreements for the property I purchased too recently to appear on two years of tax returns."

Your best bet would be to contact the PM's there that actually manage the short term rentals. 

I am sure someone will give  you cash on cash and return  on investment  numbers but  the only way I could see this as a good investment is  if  it makes  a  great STR with higher  numbers  and you are hedging  your bets on inflation.
