I'd suggest investing in Southern California, if possible. 

We currently live in Los Angeles, CA where as most of you know is tough to find good investments at a decent price.

But in Beverly Hills or Near the beach in California where the land is probably 90 percent of the value then yes that is a decent way to go about it and you might get your offer accepted.

CA has plateaued.  

@Maricruz Romero there are a lot of investors from the northeast and California who are investing in the Midwest.

We are buying where we live as of now, which is northern California.

@Jason Graves I have some investors looking to start an Assisted Living Facility in the Southern CA or Phoenix AZ area. 

I live in CA and theres systemic risk with earthquakes that cannot be diversified away.

California locals, can you advise...I understand there must be a 60 day notice to END a month-to-month tenancy, is there a same 60 day notice required to have them sign a new lease, or is it 30 days notice?

You try to explain that to people from California looking to invest here and you just get a baffled look...
