We added a permitted half bathroom, new HVAC, fully remodeled the full bathroom, new counters, floors, appliances, a few doors, re-sided a 20x20 detached garage plus windows and doors on that, landscaped, etc etc. and its now a really nice starter house getting a lot of showing activity in a few days on market.

Just requires new paint, appliances and minor touch up work in order to make it rentable. 2-4 weeks of solid work, if that.Option 1: Return home, fix up the safe house, continue living there and turn the basement of the building into a unit and rezone the two flat into a 3 flat.Option 2: Hire some people now to fix up the top floor and get it cleared out, cleaned up and rented.

Approx $47k in cosmetic repairs - adding 800sf in basement, reverting garage area back into a garage (getting rid of patio doors and putting in garage door and opener), new roof, new gutters, new appliances, redo master bath and hall bath, paint cabinets and put handles on them (none are there presently), building out a laundry room area in basement.

LVP, proper insulation for your area (dont overdo it) keep all cabs but swap doors if needed, upgrade appliances and sinks and fixtures, make sure proper windows are in place and insulating.
