I know this this an old thread, but I wanted to add my two cents as I've just dealt with this problem at a rental.Had mice in two side by side studio apartments.

I also represent an studio for sale and have had several young professionals view the listing and show interest in the area.  

My fiancé and I rent a studio and made an agreement with landlord for a deposit of 3,500 and $1,850 monthly.
