As mentioned if you go to a closing there will be costs but there is no cost for getting a property under contract directly with the seller to purchase or lease and the n assigning that contract to an end buyer for a fee. 

I've had several past clients "graduate" from residential/Fannie 1-4 unit stuff with me, to a grab bag of commercial, portfolio, fix-n-flip type stuff with them.They are all about how good of a deal you are getting on the purchase.

Get educated on what it will take to be successful in whatever strategy you decide on that will fit with your skill set, whether it is fix n flip, buy and hold etc.
