Now, let's say you find Property C, but if you were to exchange Property B, it'd be a wash with no gain.

My first rental was in 1988 and I paid $800 a month for a crap-hole and still had to walk 3/4 of a mile to wash my laundry.If the tenant wants the repair made, they can open the door for the 30 - 60 minutes it takes.

I think it's a wash financially but I learned a lot about home repair, finding deals and closing, selling homes, and being a landlord.

For example: Let's say you have 100K in cash and you could buy: a) (1) 100K house with cash - no mortgage - monthly rent of $ 1000 b) (3) 100K houses with 70K mortgages - monthly rental income $ 3000 - after mortgage payment net = $ 1000Sounds like it's a wash, but you'd have more work with 3 houses. 

If I paid her cash it would go towards assisted living, not inheritance so its a wash...The value of of the home is approx $140k which would be consumed immediately buying into one of the facilities.

If you keep a search on zillow, you can usually snag properties that are light rehabs (Interior paint, pressure wash outside, update landscaping, replace carpet) for about 30-35K.

Hi @Rochelle Gellineau ,I have the opportunity to meet with some of the local Pros on this forum and have been provided with a lot of advice.Here are some of the options I will be pursuing to get leads:Bandit Signs - I made 25 bandit signs and placed them around the East Valley Friday night and picked them up Sunday night.I got all my materials from a local home improvement store but had a tough time trying to get them to to stick into the hard phoenix desert landscape.So ended up trying to find places where there was a grass but that meant my signs were in places with traffic.I did not get any call backs.Lesson Learned - I will invest into getting my signs professionally done and possibly hire someone to put them out for me.I used a sharpie marker to write my message and it rained over the weekend so my message was washed away.Need to start working with a permanent solution to write the message.The second option I am using is Direct Mail, I bought list of 209 leads from list-source with a specific criteria and my plan is to mail to that targeted list using Click2mail.

Wash, Rinse Repeat until married or kids....then you change your strategy.
