I have been working with the Veterans Administration in Montgomery county OH and would appreciated any input on Nicks ideas on special needs housing.

As a veteran I would not whole heartedly suggest that anyone join.

They should be viewed under the same microscope, and given the same opportunity, as anyone else.In fact, what makes them BETTER tenants is that they are susceptible to an 'unannounced' home inspection at any time by housing inspectors; and if it is deemed that they are not taking care of your home, housing will issue a stern warning and (if they don't clean-up their act) remove them from the program; in which they can't afford to happen.I have 17 section 8 tenants with an average of 7 years on lease and counting; also, the Veterans Administration has a similar program called 'VA-SH' that you definitely want to consider as well.Thank you !!!!!

I think proper staging and high quality photographs are a must.

Our city also has an app where we can photograph and report code violations, so we often drive around the neighborhood reporting things we see.  

He said "she looked like she was loaded" and being a veteran of the Korean war, he wasn't phased much by it.A few years ago another tenant's estranged adult daughter (not living there), broke into her mother's apartment by pushing the window air conditioner into the bedroom and crawling through the window.

Generally this issue, paired with a non-responsive HOA (which is why the paperwork typically lapses to begin with) is a deal killer.Edit: Because I know a lot of fellow veterans read my posts - this is identical with VA, except that there are so few VA buyers in many markets that it's actually normal for many HOAs not to bother with it.
