I am in the process of selling a house and should have ~$250K to utilize once it sells…One idea is to build an ADU at a family members house to get started with only some of the money and hope interest rates and prices continue to fall.

In the last two years more of what was cash flow has gone to debt service but rates are starting to come down and it's more a balanced buyer's and seller's market.

If so, how long are you committed to buy gas from a particular supplier and at what rate?

After securing the deal, the buyer made my wife and I go through three-feet deep of snow to "winterize" the house so there wouldn't be any plumbing issues.It was a 2 hour drive there, and a 2 hour drive back.So much time and effort put into it for only $4k...

If you can find a local multifamily to house hack with FHA loan, do it.
