If you are already aware of just how far your no big deal fund can go, then your goal is collect what you can from your resident without putting them or you in jeopardy (you don't want to read about how you are treating residents in the local news).  

Also keep in mind that evictions for reasons other than non-payment or evictions that started prior to COVID-19 may be treated differently.

In other words, we will treat our units as if they have been exposed to this virus and the units will be used to house people who are part of the solution not part of the problem.

We figured the money is better spent just buying a new place since most ADU sq/ft is treated as an additional garage. 

They are abdicating their contractual obligations and even worse, treating owner/business partners with disdain and lack of transparency.

I have an excellent option here in Indy @ www.pmeridian.com This company is very fair, and treats properties (and their residents) as their own.

We treat these loans like it's our own credit that could be impacted if we miss a payment (even today with all the lenders practically begging us to defer payment we still pay them timely). 

Keep in mind you have to treat it like income, and pay taxes on it, so whatever your tax bracket, that $100k could be more like $70k after taxes.

I'm not saying you have to send letters, just make sure you're treating your tenants with the highest respect.
