Make it a habit to purchase with VERY conservative numbers when starting.

You definitely don't want to make a habit out of it, or you will have no credibility with cash buyers or anyone else.I agree to an extent with Bill on the fact that you need to learn real estate.

Thanks for the feedback all, already BP has definitely been a big factor in helping me decide to take action, with their unfiltered views as @Stephen Akindona states, and yes, affording me a certain level of trust whereas I would invest my time in traveling to meet with the companies.

But you already have precedence with the current tenants - you can see from the rent rolls if they have been paying their rent on time, and you can assess their habits and suitability from the walkthrough of the place before you close. 

They don't bite you they just travel this way.
