I got tired of the is it legal is it not debate here in Oregon so when I got a mail chimpanzee of a brochure of a home for sale from a wholesaler I sent it to Salem for a determination.. they determined that the wholesaler did not own it.. and was violating the law.. they open an investigation and that wholesaler got a cease and desist and is now licensed.. multiple violations would get turned over to the DOJ or DA for prosecution..

It’s crumbling, old, slow and people are tired of government’s printing billions/trillions, inflating costs of goods and making their friends even wealthier.

Sounds like you need an off-market tired landlord that owns outright.

Odds are high that little to no updates have occurred, and everything is, at best, tired looking, if not "on it's last leg".

I am to the point where I am tired of paying rent to for the shop we currently operate out of.

Tired landlords are still selling to wholesalers or investors to flip.

FB marketplace will get you the most inquiries.... and lots of tire kickers and people that don't meet the criteriaI also do Zillow, apartments.com and those 3 usually get me enough of a pool

Two recent purchases were on adjacent blocks, and both were owned by tired landlords.  

It would be so expensive to replace when you grow tired of it, which you surely would.
