They weren't looking to me to teach them the business; they have already done that and are now looking to me to help them when they encounter a problem.When someone starts a conversation with, "I'm new to REI and I'm looking for a mentor," what they almost always mean is that they are looking for someone to teach them the business -- start to finish.

Sounds like you might have just wasted a little money having a guru teach you some not so great ideas.

You can use the "Network"  tab to search out people near your area, then read up on their profiles and see if anyone is offering to teach!

Everything I have read, learned and been taught teaches that you need to get the title company involved for the transaction between the current owner (seller),  you and the new buyer.

It seems however that I have not acquired any new properties in a while (7 years) and I find myself now looking around again at new deals and I am being drawn in again by these teaching events even though I know that all I need to know I can learn right here at BP and from others I know.

Not just teaching the investing side, but also teaches you how to attract leads.
