From what I've uncovered after speaking with some local lenders it's possible to obtain residential mortgages through an LLC, however lenders won't consider it unless you've been able to demonstrate positive income (by means of tax filings x 2 years) sufficient to cover the added expense of the new property.

I would point out here that simple thought ought to suggest that because real estate is variable, maybe the best thing to do in order to determine if the conclusion/dollar amount is "accurate" would be to obtain more data and do a second comparison, or a third, or a fourth, etc.Once an appraiser puts together a few of these, it is likely they might end up with a range of values for the same element, considering real estate is variable right?

If you are obtaining owners title insurance without exception to the unreleased lien, you shouldn’t be worried about any of this.Either the lien will be released or it won’t... if the latter, your title insurance will protect you against this item going forward.
