A friend of mine in Maryland is starting a GC business and has a deep roster of subs.

Should I start and look for properties with my 15k or should I keep waiting and get 30k and then start investing?

Hi @Michael Baum, I have watched several PB episodes about MTR, mostly for traveling nurses and insurance displacements and I am interested in learning more but I do not have time to watch everybodys videos on how to get started.

Although I am starting to see those slowly go away. 

I'd love to do it scared and take a risk with a small property to get my feet wet and build my confidence.

After going through 3 bookkeepers who for myriad reasons did not start my books I have gotten a great bookkeeper.

@Matt Wignall I have offices in MN and can say the # of companies willing to insure older buildings has gone from 10 to 1-2 in 2024. 

From the liability/asset protection side always use licensed and insured vendors, build out a robust contract management system, make sure the owner is always listed as additional insured.

I'm not sure anything is going to change there anytime soon unless you want to share your common space with guests and go that route, as Airbnb traditionally started as.
