I want to lay down a smart and safe foundation to build a business on, so....Personal Goals:Year 1-2: house hacking to pay some/most of mortgage while also building rental historyYear 2: have sights set on next investment and rent both units in first property.

Just curious because I am also looking to start my out of state portfolio and most turn key rental sights are for SFR.

"Nearby" comps, based on distance alone, can be almost meaningless in many war zone areas, where the Class A and Class B neighborhood are separated from a Class C- neighborhood by nothing more than a patch of woods or even just a privacy fence.

For floors, tile has run me $200 to $750 and wood has been about $1200 installed and finished with the rest.

Nice home, half carpet half hard wood.

This is especially advisable if the soffits are exposed wood and subjet to decay and continual maintenance.
