Honestly, unless you have a sizable team of seasoned pros or run a PE slave-shop where you can grind Ivy-league analysts for 100+ hours, you will be fighting a losing battle.

Two loads to the dump got rid of the rest.This week we spend a few days shopping for the best deal on flooring, vanities, paint, lights, interior doors, appliances, and miscellaneous supplies for our contractor.  

Technology will have a economic impact that we have yet to realise.Hopefully brick and mortar will last another generation since I do not use on line shopping in any form. 

I was hoping to take up shop and learn as a realtor but I guess if I am being 1099'd the insurance thing could still be an issue.

I have a friend there that was shopping for a house.

A lot of landlords recommend buying new for ease and the warranty, but I have had good success shopping Craigslist and FB Marketplace for used appliances, especially after big sale weekends (Memorial Day, Labor Day, Black Friday, etc.).

.- Open a checking account for LLC- Fund checking account with money for purchase, closing costs, repairs- Final signatures on Purchase Agreement- Shop for a loan.  

I did a lot of comparison shopping, watching YouTube videos etc before narrowing it down to the above choices.
