I could now charge them for their fair share and they stopped wasting the resource.

Could you share more information, such as , did you buy it close to where you live, what softwares are you using to automate, are you self managing or have a PM in place for maintenance and bookings and also communicating with guests?

You could also allow a Buyer's agent in your community to hold an open house on your behalf, usually at no cost, because Buyer's agents need buyers too.
