@Casandra M. if the title company is not willing the help you learn, or draft and record a deed, I would seek out a new title company to work with,  I don’t know any in your area, but maybe ask around for investor friendly title companies. 

Cash flow is one way and your Virginia RE is not going to get you financial freedom on its cash flow.However, I also do not believe the Midwest high cash flow areas will get you to the financial freedom you seek in SFR or small multiplex (2 to 4 units).
