Your wisest course of action is to see if you could have the keys to your new place a couple of days early (after you have paid 1st months rent and security deposit) to allow you time to move.

@Giovanni Brown Some properties are a better fit for the auction method.

Definitely want to play the long game, I just really like the idea of getting started using this method as I don’t have a large amount of cash on hand

I am curious to how the security deposit gets transferred when inheriting a tenant. 

Two methods you should look into more is "House Hacking" and Owner Financing.

Coming from the Midwest with a relatively low-paying job I wouldn't have enough cash to invest using traditional methods.

The best way in securing a partner is to provide value to them, or prove you have the knowledge or expertise that makes it worth their time to "get in bed" with you.
