Do you have any suggestions on screening a prospective buyer, giving them the code to the lock box and taking measures ahead of time to discourage vandalism since no one representing me will be with them when they visit the property? 

Now, people are snapping them up so quickly that it's hard to find something this low priced in a good area.Overall renters are good if you get ones that you screen well.  

My personal system is pulling criminal and credit through my company, then I do the screening myself.

So I have a tenant moving out at the end of the month and is not open to allowing me to show the house to pre-screened potential tenants in a supervised fashion with a totally flexible schedule.  

Hi,For anyone who's found a quality local partner outside your own area, how did you find them and what was your screening process?

One of the many things I find myself repeating to clients in this situation is to put as much effort as you can into screening potential tenants before hand.

As is it now, I'm looking at a screen on my pc that tells me to sit tight, as soon as the webinar creator logs in I'll be re directed to the live room? 

I trusted the seller because he was sooo nice during this process and was a established investor, I figured he would know how to screen tenants properly so I just said a little prayer that he picked good people and everything would turn out ok...

So far they have not charged for anything after installation (screens, latches, re-caulk).  

This time when I chose the tenant I followed the screening process carefully, looked into their past (criminal and credit), reviewed as much about their lives as possible.
