If you rerun the #'s adding all those in I don't think this looks like near as good of a deal. 

They get no tax benefits aside from the same benefits they'd get if they were visiting (eg being allowed to drive around and be protected from violence and crime.. )  Unfortunately I don't have the persuasive skills to make anyone consider the more nuanced reality of this situation and to see them as ordinary people (who in turn can be completely ordinary tenants), I am just writing this to note that not every hardened old landlord thinks this way, and I think its shameful and sad.

Sadly, around here, moving from single family to multi is much more than a $10,000 shift.

FCI has been around for a while.I agree with your assessment too. mediocre to terrible although the big banks don't' get much better ratings sadly. 

Sadly, no one can tell you what the best method is because there isn't one.

People that do DMM and bandit signs do not realize that people WILL do an online search and they find ME on top of the search results for what ever keyword you can think of.Me telling him not to do bandit signs or DMM saves HIM money and it avoids his competitors ranking #1 taking the leads.So stop being sad little oomploompas and dont hate me because I am gorgeous, successful and get 10x more leads in a day than you get in a year... just hate me because I am a douche. 

I am two years in and I have yet to see a reduction sadly. 

It's sad to see it happen to nice people, but with the knowledge to change their finances at their fingertips these days through books, seminars, and sites like this, its hard for me to feel bad for ignorant choices.
