Homework on the location, be comfortable with the location, numbers must make sense and yes as you said foot on the ground is good to have but major necessity All depends.

I don't expect to get rich fast or anything very fast until I DO knock out these loans, but was hoping to at least get my foot in the door and maybe 1-2 "low risk" properties could cash flow my student loan payments.

Thoughts on using BRRRR on a 3/1 1k sq ft homes?

Should I keep residential like rental, Airbnb, or use commercial.  5 Minutes from Downtown Bham too. 7000 sq foot lot. 

All three are rented out and the property would cash flow if I could secure a 30 year mortgage but I can’t find a lender that will touch the deal with a ten foot pole.

From what I see right now is that people trying to sell there are just now slowly finding out they are screwed with Pritzker as governor and light foot as mayor they combined have ruined the state and city way worse then it already was.

I do understand that investing out of state has its obstacles however it’s the way I’m going to get my foot in the door.
