Advise on what to Do with Family Home in Birmingham Alabama

I am new and never flipped or Wholesale yet...  I have a vacant family home in Birmingham AL, in the Finley Blvd area North Birmingham area. now zoned light industrial, the home an extreme fixer up or tear down and use the 7000 sq ft as a commercial lot/ truck parking/ buses.  It is the only home there between the trucking company and vacant lit.  If the family keeps it, it is Grandfathered in Residential for us. If we change it, it must be light industrial.  I know owner of lot same size and he is willing to come together on a deal for a join land use too.  Should I keep residential like rental, Airbnb, or use commercial.  5 Minutes from Downtown Bham too. 7000 sq foot lot.  Opportunity zone, Yes.  

Open to ideas for me to do or possible JV for a long term use idea. Kp
