To roughly get a number: Count each window (if you have to replace), measure flooring SF, # of bathrooms, & if you are ripping down the sheetrock thats a different expense.

They were highly insulted by the 'rip off' application fee and the fact that for three people it would cost them nearly $80. 

But it has to be a better way to minimize issues with contractors and hold them accountable as well as dealing with real estate agents that are out there to Rip you off.

Some things we learned as we enter year 2:-cleaner is most important-handyman is also important(you can find both of these reccs on facebook groups for your local market unless mgmt company gave to you)-schlage lock (or similar)-google mesh for wifi and nest (or similar)-nice, professional photos-communication is key (you can find those template prompts on BP forums)then let it rip!

With inflation ripping you at 4% at the least—and we are in extraordinary times right now as I'm sure you realize with the Fed printing continuously and has crossed $27T already, not to mention the unfunded off-book liabilities, deficit, coupon payments to foreign governments on bonds, or the pensions—wouldn't that mean you are generating a negative interest rate on your money? 

The guys I know in Brooklyn and Queens target Grandma's who don't know the first thing about real estate, have no idea how much they are being ripped off.
