From everything I've read and people i've talked to , you usually don't have much of a problem getting the $$ required if you find a GREAT deal. 60 - 70% or less of the ARV with reasonable repairs will get people's attention.

Also, Trulia market trends has some cool data - you can see median sales price, price per sq ft, etc. in areas... don't trust the numbers necessarily but pay attention to the trends (which areas are selling for higher/lower than others, etc.).
