I’m pretty excited but the properties I have are well under 100k and some cash buyers that I’ve spoken to say that they want a house that’s between 100k-300k in asking price.

The in-place rents for the cash outlay are pretty low, but that's all relative...the repairs seem excessive...assuming an ARV of $650k and cash out at 70% LTV lands all of your cash back in hand if you do not do the reno...use delayed financing. $525k all in with ARV of $650k changes things quite a bit...you can't pull all your cash back out, but getting $350k back may work...What is your possible appraised value as-is?

I am not considering selling the place but I bought it 2 years ago and NYC market has been pretty flat ever since.I have an outstanding balance of 460k$ on a mortgage at 4.3%, which is 30 year fixed.

Worse, if the market crashes now their best case scenario is they buy now for the same price they could have bought for then, but they missed out on the investment return and tax benefits in the mean time.The overall economy at large is pretty strong right now in many areas.
