Where I'm stuck is whether I should use a metering system that pre-prints a stamp onto the envelop or find a machine that can place a physical stamp onto an envelope (obviously I can't sit there all day stamping).I'm thinking from the perspective of mail that looks to "businessy" vs. mail that looks more personalized for better response/conversion rates.

Would this be something that could hurt the legal protection between personal and business? 

I feel like the time is now to start buying while rates are high, and property values are low.

Would it be a better idea to invest in a single family home with only my personal capital, or partner with a colleague(s) and go 50/50 or 33/33/33 on a larger multi-unit property?

Personally, I don't see this as a good investment.

It makes me feel cheated. 

We meet with them virtually or in person if all possible and then we present to them our track record.
