For me, having a large majority of the paperwork already done compelled me to work harder on finding that first deal.

I don’t know NJ specifically, but most states require the payment to already be late before a notice is posted, then wait 3-5 days before any paperwork is filed with the court.

The state of Idaho has preapproved legal forms for transactions that any Realtor can use- there are plenty of Realtors who should be able to help you with the paperwork for a reasonable commission.
