Can someone please outline the risks in buying county held certs (especially multiples)?

Most RE investors just don't understand macro risk and rationalize it away because they're emotionally and financially invested.Calvins outline of current conditions was excellent, I can't improve on what he said but I might be able to expand on it to give you an even clearer picture, and some actionable advice.  

@Andrew Parece I agree with the plan  @Zack Karp outlined.  

Cassidy - I just read a copy of the GCAAR lease and also did not notice any paragraphs specifically outlining tenant responsibility under early termination, however paragraphs #1, 2 and 24A  make it clear that tenants' responsibility for rent lasts for the duration of the TERM OF THE LEASE.  

Also, they ARE a licensed company, so I will contact our state's licensing board as well and run this by them.To answer another question, yes we did receive a contract with a full outline of the work, estimated completion dates, and cost.  

Do you guys have a set list for each property or keep it really simple and have a general rule outlined in your leases?

Anyone doing subsequent deals with us, or those not enrolled would need to pay for evaluations, but it is not $800.I can outline what DHM does and address some of the common misunderstandings people have about us here.

A promissory note is an explicit contract (trust deed, deed of trust, mortgage) that outlines that amount you promise to pay to the mortgagee (lender/seller).

Have a tenant in CT whose lease lapsed October 31st, they remained in possession until November 10th, who refuses to provide me with a mailing address to meet my obligations of mailing a letter outlining what money I've retained towards their security deposit.
