But realize what the implication is here -- the market values are rising solely because there are buyers wiling and able to pay ABOVE MARKET VALUE (by definition).Just because the improvement in the market is predicated on (and happening because of) the fact that there are people willing and able to pay above market value, doesn't change the mathematical fact that appraisals and loan rules are putting downward pressure on the market.In other words, we're both right: Appraisals are huring the market AND the market will eventually improve despite it.
