A legitimate request one thing but this lady has an entitlement mentality.

It was great to be so close to everything when we bought but then 20,000 more homeless moved into SF, many of them addicted and/or mentally ill.

To be really short I don't believe markets are efficient because I don't think the theory takes into account human psychology - herd mentality, panic and greed.A value investor believes that a high price for an investment doesn't mean it's Also, if you believe in value investing you do *NOT* believe that higher returns are found by taking on higher risk.

Since it is not an apartment complex, I am less concern about infecting other tenants with a lax mentality. 

When thinking long term this is short sighted lazy investor mentality. 

I would argue that most investors who purchase turnkey properties have a long-term hold mentality like myself.

Now we live in a van and traveling across the US :)Even though I've never lived in Richmond, I did some research and have come to the conclusion that Richmond, VA might be the right market for me:- Population is growing- VCU provides renters (students or faculty)- Somewhat affordable (for me).
