Hey, Vu -- I almost forgot: Business licenses are the purview of the governing jurisdiction (might be a county - might be a city - 'Reno' contains three such jurisdictions in its effective 'area' and it is nearly impossible to tell by looking whether you are in the City of Reno, the City of Sparks, or the urban area of Washoe County.

If you sign a 12 month lease and it doesn't contain any clauses about early termination, I would suggest that you offer to find the replacement and pay them a few hundred for their time in screening the new applicant.

Most sellers are okay with an "and/ or assignee clause" make sure u actually left some room for the investor to make a deal@andychu Are there forms containing these and/or assignee clauses here on BP or another resource site?
