I plan to occupy it from Jan-March and then rent it out the rest of the year.

I'm looking to start networking with other real estate investors in the area as well as lenders, realtors, contractors, wholesalers, etc...I bought my first rental property in March of 2018 and have since acquired a second 2 family then moved out of my first house and rented that as well.

That rental had sat empty from November until March and then they accepted a two year lease at 1700/mo.

Several of them lagged in March, then the rent moratorium hit with Covid and they ALL stopped paying. 

I too should have left 3 (almost 4) years ago (March 2017), but I tried to work it out for the kids' sake. 

Describes- The time range for economic hardship to end January 31st- Court claims for unpaid rent can not begin until March 1st- Previous unpaid rent is not grounds for eviction.The agreement allows my subtenant to pay on the 1st and no later than the 5th every month.If they've been paying consistently late after the 5th, and don't start to pay on time in February (which is outside the Covid economic hardship time range), can I start an eviction process?

Dallas I believe has not had auctions since about March or April from what I know. 

I received a contract maybe the end of February 2020 and closed in the March, right before the shutdown.

Person has been exceptional at making sure rent is paid exactly 1st of month (perhaps obsessed with it) Have had very few problems until Covid became huge issue Feb/March 2020. 

Pre covid i would March right downtown and file in a heartbeat.
