If the home was in dealer inventory or newly manufactured you may not pay taxes until the following year. 

Many citys / states will keep the install records, so you should be able to go to the records department of the city, county or state and see who set it up and to what plan (manufacture, new engineering or state mandated) they followed. 

I only bought REO from auction.com or found via the zillow manufactured filter which pops out both auction and REOs.  

Finally, HR1779 is making its way through Congress and if passed, it will specifically exempt manufactured housing.

Also, would you mind saying or private messaging where in Texas you can buy a lot that allows for mobile, manufactured homes?

My background is in construction owning a steel stair manufacturing company in the Chicago area.  

We have a family business of hardware manufacturing in India and are now looking to expand our business in USA.

Part of this is that most municipalities don't differentiate them from manufactured homes (trailers).

So it is a downward spiral of confusion and anger for some of these sellers.In short there is little help we can offer as investors to sellers that were oversold on manufactured homes and paid such high prices for these homes.

Manufacturer recommends nothing but does anyone think I can add a little extra protection, insulation, and soften imperfections in the subfloor?
