Never buy a property with inherited tenants Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I purchased a duplex a year ago with inherited tenants.

It's ripping off the proverbial band-aid, but it's almost guaranteed the inherited tenants will not be willing to pay what the rest of the world would for those units.

Without clear title you are GOING to inherit a lawsuit. 

As a side note, abandoned property is easily one of the most annoying and expensive things about inherited tenants.

One problem you need to consider is when you move you will no longer be hands-on and will need to pay a management company, or rely on someone else to manage your property and you will inherit many expenses and losses you cannot avoid.

That means while you could sell tax free the day after you inherit a property, if you were to sell these properties you would inherit all the taxes owed by your parents.

My parents are older so inheritance is a factor.Other factors:- I've owned the property about 15 years- property is currently underwater but I have depreciated it over time, so I will have income if I sell- property is near a vacation spot so could be used as a VRBO when not occupied by my parentsAny thoughts would be much appreciated.

That said, if you’re really okay with putting in the work to find deals with possibly better numbers, I’d recommend getting a good realitor who works with investors and is hungry to make some moves, and sites like Batch Leads to find properties that have maybe been inherited or didn’t sell previously for whatever reason.
