Some great management resources @Paul Timmins I didn't get a chance to fully investigate some of the resources but ill definitely save your post for future use.What kind of % or amount do these types of managers or management firms charge to keep your properties up and running while your away?

Id like to find the cheapest option possible since all that national stuff is very fresh in my mind and this test will likely be a breeze.  

Flooring (newer carpet/tile/laminate) are good choices, fresh paint on the walls, and decent counter tops are probably a good start.

Remember the seller is depending on you to solve their problem - they also have rights - a right to sue you for misrepresentation, a right to report you to the state for acting as a real estate agent without a licence - you don't want the real estate commission investigating your activities - Think carefully on how you intend to find an assignee ----Will you listed it - put the property on the internet - stick a sign in front of the property - make flyers and distribute them in the neighborhood - have open houses - run ads in the newspaper - go to your buyers list - ??

@Brian Burke - know anyone who might be able to put an eager, fresh MBA student to work?

My experience thus far with real estate has been buying my homes and investigations into real estate ownership as well as how certain people paid for their property.  

The walls need fresh paint.

The house is now fresh and new ready for a new tenant.I am currently showing the house for rent this weekend in Decatur GA.Thanks for all the help and advice, i am so grateful to this amazing community.

@Ian Reeves It is an older property with a newer roof but I need to do a lot more investigating on when exactly the roof was replaced and how old the furnaces are, etc.
