Like electrical, plumbing, and dangerous chemicals.Also while contractors are okay at generating bids, are they going to be testing for moisture in the walls?

Installing a new bathtub is VERY labor intensive (I did it in another property and wished I had reglazed instead), so the cost of installation (or trying to round up a circus of people to DIY) of a new bathtub makes reglazing something to seriously consider.

It's the same reason that dealers, when buying a car auction, don't test drive the cars, don't worry about whether they are vacuumed, and the the little scratch in the paint.

Both outlets in each of the upstairs bedrooms are 3 prong outlets, but when tested come up with "no ground".My question is, can I replace these 3 prong outlets with 2 prong outlets and pass a section 8 inspection?

The structural engineer also required a plumbing leak test be done to ensure no plumbing leaks.Now, the leak test showed no leaks and I spent a good amount of time tracking down previous owners (3 owners ago) who had the piers installed.

My conclusion is that it IS realistic for continued price and rental increases for a few reasons: no buildable land, increasing population, a booming tourism industry, foreign buyers paying cash well over market value, and one of the only places on the island with great beaches, decent schools, and a real hospital.To test your theory, look at how your market performed 2007-2010.
