I definitely meld together bits and pieces of ideas I hear and try to create ways of doing things that fit my personal leadership style.I'm wholly onboard w/ the idea that a hyper focused 4 hours of attention creates better work than a heavily distracted 8-10 hours.   

That's the sort of thing I'm trying to find, preferably cost by square foot so it can be adjusted based on the individual property. 

@Kerry Baird @Bill P. as landlords/RE owners, if you were to be approached by someone looking to utilize the Airbnb/VRBO models in one of your units, what would be the criteria that would convince you to lease to that individual vs. doing it yourself, or leasing to a traditional tenant?

To your question as to setting up automatic payments… 90% of our tenants have a bank account (free) or credit card (3% fee)  linked to the application where they have individual logins, and they have to press one button to pay their rent.  

Looking and hoping to receive some advice from more experienced individuals on here on how to approach other investors in regards to mentorship.

Are you planning to sell them as a portfolio or individually? 

One of those individuals had just finished a flip on the right side of the property (the cudisac was getting much nicer as my home sat).

Factoring in the costs to the rent prices will depend on your individual circumstances.

Basically the right investment is a very individual choice.My belief is there is likely better investment options for you than this ADU addition.
