Newish Member Here in Colorado and soon Arkansas!

Hi all,
Wanted to create my own first post as I want to start looking to get connected with other investors!

About me:
I currently live in Denver and manage 34 units as well as investing in Colorado Springs with 2 units. All of these are self-managed, with some help of others of course but I do look forward to expanding to hire a PM company. I have partnered on every deal I've done and have found that incredibly beneficial. I'm currently working on my Colorado Real Estate License and hope to finish that in about a month or so,

My Plan:
Moving forward, We're actually 1031'ing the 34 in Denver and looking to move to (most likely) Arkansas but also possibly North Carolina or Tennessee. And within there, most likely, Fayetteville, Little Rock, or West Memphis. I will follow wherever that property is purchased and be the boots on the ground for a couple of years with my primary focus being value-add and expansion of the portfolio.

While I'm still actively connecting with those in the Colorado market, I would love to expand my group out to those in Arkansas. Those in Arkansas, what areas do you invest in and why? What kind of properties are they? Do you have a PM company you'd recommend/not recommend? And anything to keep in mind when beginning the investment process in the new state?

What kind of properties do you have? Are you planning to sell them as a portfolio or individually? 

If they are on the cheaper end you should consider a portfolio sale to a land trust. We need affordability bad here in Denver and there are some groups who may be able to streamline the whole purchase and get you market rate.
