Not only because a 100% occupancy rate is basically impossible, but because it shows they don't take you seriously enough to be upfront with real numbers, or worse, they don't know their real numbers.Anyway, here are some questions you should be asking of any turnkey provider you consider:1.

Is it entirely impossible to find a deal like this?

Yes it is easier to fix and flip than it is to buy and hold in hawaii but its not impossible.

It's nearly impossible to hit-a-home-run with the starter homes these days because 'the market' will bid up the price.

IMO it would be next to impossible to get anywhere with a lawsuit, thus why the best thing to do is learn your lesson, don't do that again, and get the hell out of it as quick as you can. 

While not impossible, REI becomes much easier when you have your own capital which is best earned through a job, and you can get a better job by getting a degree.

Looks impossible on such a tight budget, but you definitely made it happen.

Sometimes it can be difficult to do out of state from what I hear, but definitely not impossible.
