As for the $5000 down and not offering an inspection period the reason is not actually New Western's fault and it would be horrible for the investors buying their properties if they didn't have this rule.

Craigslist is full of crappy wholesale deals and real estate agent ads, so trolling is mostly a waste.I advertise for motivated sellers on CL and I get a lot of action, but mostly from wholesalers or horrible properties in the worst areas.

Looks like you would make about $45-55K (assuming your numbers are correct) on a deal that resells for about $470K.Not a home run, but no horrible.

Lowes has a terrible delivery service and fewer selections.I tried working with supply yards and they want really large customers and have really horrible service unless you are building/remodeling many homes, at least my experience in Atlanta.No Menard's here,
